How Does a VA Loan Work? Like Magic, Honestly
How does a VA loan work? Like freaking magic.
VA loans are one of my favorite loans to do, and it genuinely warms my heart that people who served this country get this benefit, because it is one of the best loans available to anyone, anywhere.
Let’s go through the real benefits, the things to actually watch out for, and the myths that stop veterans from using a benefit they already earned.

The benefits
Three things stand out.
- Better terms. VA loans typically come with better interest rates than conventional loans.
- Easier to qualify for. Not harder, which is what most people assume. Easier.
- Less cash needed up front. In many cases a VA loan can be done without the down payment a conventional loan would ask of you.
How cool is that? A benefit that genuinely moves the needle, for people who earned it.
Things to watch out for
I’m not going to pretend there’s nothing to know.
The terms you’d actually qualify for depend on a number of things. One of them is a calculation called residual income, which is specific to VA lending and is not something you’ll find on a mortgage calculator. Ask me about it, it’s worth understanding.
Your situation also varies depending on whether you’re active duty, retired, disabled, or any of the other criteria we look at. “VA loan” isn’t one single product applied identically to every veteran. It’s a benefit with real structure to it, and the structure is where the planning happens.
The myths worth killing
Myth: VA loans are harder to qualify for.
I can assure you they are not, and there’s a reason they’ve become one of my favorite loans to do. They actually help people qualify who would not have qualified under other programs. That’s the opposite of the myth, and it’s cost a lot of veterans a lot of money.
Myth: it’s harder to get a house appraised VA.
Also not true. The VA appraisal process is very similar to the process for other loans. And here’s the part people miss. What the VA is trying to protect their veteran buyers from is, overwhelmingly, the stuff you would want to be protected from anyway. It isn’t an obstacle course. It’s someone checking the house won’t ruin you.
If your realtor or anyone else tells you a VA offer is a weaker offer, that’s a conversation I’m happy to have with them.
You need more than a good rate
VA loans are seriously one of the best loans out there.
But like every program, the version of it that’s right for you depends on your service, your situation, and what you’re trying to do. That’s the part no one can look up for you.
So if you’re a veteran wondering whether you should be taking advantage of this benefit, we absolutely need to talk. Because remember, you need more than just a good rate. You need a good plan.
Common questions
How does a VA loan work?
It is a benefit earned by people who served. VA loans typically come with better interest rates than conventional loans, are easier to qualify for rather than harder, and in many cases can be done without the down payment a conventional loan would ask of you.
Are VA loans harder to qualify for?
No, that is a myth and it has cost veterans a lot of money. They are easier to qualify for, and they actually help people qualify who would not have qualified under other programs.
Is it harder to get a house appraised with a VA loan?
Also a myth. The VA appraisal process is very similar to the process for other loans, and what the VA is trying to protect veteran buyers from is overwhelmingly the sort of thing you would want to be protected from anyway.
What is residual income on a VA loan?
A calculation specific to VA lending that affects the terms you would actually qualify for. It is not something you will find on a mortgage calculator, and your situation also varies depending on whether you are active duty, retired, disabled or meet other criteria.
Every veteran’s situation is different: active duty, retired, disabled, already used the benefit once. Ask about yours. It’s Mike’s AI, so it’s awake at 11pm, and it collects nothing.
